Thailand

A mature market with an ownership gap.

Thailand's hotel and resort sector is genuinely mature — strong air access, deep guest demand, and a wide spread of quality from international-branded resorts down to well-located independents still run the way they were twenty years ago. That gap between a strong asset and institutional-standard operation is where Harvieston is interested: family- or founder-owned resorts and hospitality portfolios, often across Phuket, Koh Samui and the Andaman coast, where the setting and guest base are already proven and the opportunity is in how the asset is run, financed or positioned next.

Approach

Where the asset is ahead of the operation.

Foreign involvement in Thai hospitality typically runs through structured local partnership rather than outright ownership, so any serious conversation starts with how a deal is actually held before it gets to how a hotel is actually run.

Harvieston's interest is in situations where that structure already exists, or can be built properly, and where the underlying business — occupancy, rate, reputation — is sound enough to reward tighter operations rather than a rescue. Seasonality around the monsoon, and the widening gap between wellness-led resorts and older beach-hotel stock, are both factored into how we'd approach management, repositioning or investment on a given asset.

Full Management

Day-to-day operational control of resorts and hospitality portfolios, run to international standard while respecting the local partnership structures Thai hospitality operates within.

Advisory

Positioning, rate strategy and operational review for owners whose resort is well located but underperforming its market — often the gap between an independent property and its branded competitors.

Turnaround

Hands-on stabilisation for resorts carrying tired product, inconsistent service standards or a widening gap against newer competitive supply nearby.

Investment

Capital and joint-venture participation structured around Thailand's foreign-ownership framework, alongside credible local partners.
